Exterior Painting on the Maryland & Delaware coast

Painter Tony gives coastal homes from Ocean Pines to Bethany Beach an exterior that looks sharp from the street and holds up to salt air, summer sun and Delmarva humidity.

Built for salt air and coastal sun

A house a few blocks from the ocean or on a bay lives with salt spray, wind, strong UV and damp mornings. Those conditions find every weak spot in an exterior coating.

Tony uses weather-resistant coatings and makes sure surfaces are clean and sound before they are painted, which is what lets a finish hold its color and its grip through more beach seasons.

Prep is most of the job

Exterior work starts with power washing to remove salt, mildew and chalky old paint. Loose or peeling paint is scraped and sanded, and bare spots are primed.

Paint can only last as long as the surface underneath it, so this step is never rushed.

After: front door and sidelights refinished in glossy fire-engine red

A front door that stops people on the sidewalk

Sometimes one surface does the heavy lifting. A front door refinished in a deep, glossy color changes the whole face of a house, and it is one of the most satisfying projects to see finished.

FAQ

Exterior Painting questions

When is the best time of year to paint a house exterior here?

Late spring through early fall usually works best on the Eastern Shore. Most exterior paints need air and surface temperatures above about 50°F and dry weather while they cure, and humid mornings near the water can slow drying. Booking ahead of the summer season also helps if you rent your property.

Does salt air really affect exterior paint?

Yes. Salt deposits, wind and strong sun near the ocean and bays break paint down faster than inland. That is why prep includes power washing to remove salt residue and why weather-resistant coatings are used. A clean, sound surface is the biggest factor in how long a coastal paint job lasts.

Do you power wash before painting?

Yes. Power washing is part of exterior prep. It removes salt, dirt, mildew and chalking so the new paint bonds to the surface instead of to grime. Peeling areas are then scraped, sanded and primed before finish coats go on.

Can you just repaint my front door and trim?

Absolutely. Doors, shutters, trim and railings are great smaller projects and can make a big difference to curb appeal. A high-gloss front door is one of Tony’s favorite jobs, and there is a before and after of one on this page.

Do you paint homes in Delaware as well as Maryland?

Yes. Painter Tony works across Worcester and Wicomico counties in Maryland and the Sussex County beach towns in Delaware, including Fenwick Island, Bethany Beach, Dewey Beach and Rehoboth Beach.
